We strive daily to not only construct quality homes at a great price but also maintain customer satisfaction before and during construction, which will continue long after final closing. Below, we have mapped out the necessary steps in order to build your dream custom home and guide you through the process in order to achieve these goals.

We build all over Central Texas and can assist you with land or lot purchases while including those purchases in the overall home package.

Initial Meeting

From the beginning we use this meeting as an opportunity to pay close attention to detail while discussing all needs and wants provided by our customers and guiding them through the process of how and where to get started.

Financing


Need help with financing? We’ve got you covered! With the help of a professional on staff, we will guide you through the process, as well as working closely with your lender throughout construction in order to bring you one step closer to building your custom home.

Site Selection

It is essential to focus on the size and style of your future home, but the location is just as important.
  • We recommend sites approximately 75 miles from Lampasas Texas, including Kempner, Copperas Cove, Killeen, Harker Heights, Nolanville, Belton, Temple, Salado, San Saba, Adamsville, Lometa, Briggs, Florence, Liberty Hill, Gatesville, Burnet and beyond.

Home Design

We love to help our customers with their home designs. We have many floor plans to choose from, but rarely does a customer find that perfect plan. We work closely with a home designer to help you create your perfect plan. You may like different aspects of separate plans and wish to combine them into one plan with a new elevation or you may want to draw new plans.

Pricing and Estimating

Once we have a floor plan, we start the process of determining the price of your home. We have an estimator on staff whose job is to develop a price for your home. We have a questionnaire that we will go through together to address the specifics of your home. We compile this information plus bids from our subcontractors to create a proposal.

The Proposal

The proposal states all the specifications to build the home and the price. We review the proposal with the customer to make sure the specifications meet your satisfaction. This document is important in our process because we make it an attachment to the contract, and it is used as a construction document.

Color Selections

After the contract is written, you will begin the color selection process. With the help from a professional on staff, we will guide you through the different elements of selecting your brick or rock, shingles, paint, etc., and setting appointments with desired suppliers to make this aspect of building your home smooth and stress free!

Construction Punchouts

During the construction of your home, John Bowen, Jarrod Bowen, and our field supervisor are continually inspecting your home throughout the building process. A field expert will be checking your project daily and more if necessary. The 2-10 American E Builder Warranty is the structural warranty we provide with each home. Additional inspections can be arranged if the customer so desires.

Final Punchouts

We do a thorough check throughout the construction process. Still, there will be a specific punch list at the slab, framing, prefinal and final stages that will be developed and completed before moving forward with the next steps. On the Prefinal and last, the field supervisor will explain each of the items on the list and also see if we have any additional items that you are concerned with. It is John D. Bowen Construction’s goal to have all punch list items completed by the time of the orientation and closing.

Orientation

Several days prior to closing, John D. Bowen Construction’s supervisor will give a 1-1 ½ hour orientation on how to maintain and care for the home. Emergency numbers, warranty services procedures, and issues concerning the final closing may also be discussed.

Final Close

When your home is complete, we work with your representation, lender and/or realtor, to set up closing and confirm all the proper documents have been provided to the title company for a promising & stress-free finish to your project. It is John D. Bowen Construction’s goal that all closing documents/the closing statement be reviewed and approved 24 hours prior to your chosen close date. We want to ensure the final steps to completion are as smooth as possible, and we have the opportunity to say “thank you for your business.”
